On June 2nd, the Community Association Institute (CAI-NC) is holding a Triangle Summer Expo at Hilton Hotel on Old Page Road from 11 until 6.

If you are a resident of, homeowner in, or serve on the board of a HOMEOWNERS ASSOCIATION and don't understand your rights, the restrictions or governance you have to abide by or the state statutes that facilitates the creation and operation of your homeowners association, then you might want to consider attending this program.

It is not expensive.

For $55 you get to attend a number of educational sessions, a luncheon and visit the exhibits where you can become more knowledgeable about Homeowners Associations and learn what others in your position are doing to solve problems similar to yours.

It even includes admission to a cocktail party afterwards where you can rub elbows with folks like yourself who are concerned enough about where they live to participate in, and get educated on issues that can directly affect where they live.

If you're interested in learning more, please read below. I included information on some of the speakers and their topics.

For questions, please don't hesitate to email me or go to www.cai-nc.org for more details (see end of email).

INC and CAI have partnered in the past to bring educational programs to Durham, but you don't have to be a member of either one (or even a homeowner) to attend any of our meetings. Registration and attendance at these meetings are open for anyone who wants to learn more about their neighborhood and their larger community.

>From Sara Stubbins, Executive Director of CAI-NC "The day will include a series of education classes, luncheon, trade show and wraps up with a cocktail party. It is our intent to provide ongoing opportunities to network with your peers, meet new people, get to know the vendors that understand and support the industry as well listen to speakers that are knowledgeable and passionate about their field of expertise."

Our education series is scheduled to include:

Bids and Contracts:

Craig Huntington has been working with bids and contracts for many years. He is a former restaurant owner and then opened an ran his own property management company. He then joined the first National Bank of Nevada and first Bank of Arizona to develop a new division to work with the HOA industry. In 2002 the bank formed Community Association Banc where Craig is president. He is a dynamic speaker with a wealth of experience to share on a task essential to quality management.

Building a Better Management Model: Brad Bradley, CMCA PCAM is Senior Vice President of Associa the largest national manager of community associations. He is founder of Community Group Inc in Richmond, Newport News and Virginia Beach representing 42,000 households. He has a long list of credits and an extensive teaching background with CAI on a National level. He has served on the Board of Trustees, Dean of PCAM and as National Chairman of the Manager Licensing Task force, Managers Committee, Chief Executives Management Committee, and was a founding member of CAI'S Legislative Action Committee and the Virginia Association of Community managers. He will share his insights and success with a better structure for managers that allow them to do their job, and do it well.

Legal roundtable: Bring your questions to a panel of attorneys that specialize in the HOA industry. Problems such as rules enforcement, collections, document changes, construction/developer issues, etc. An opportunity for brainstorming and problem solving with the best.

He serves on the Board of Directors for CAI, as well as the Legislative Action Committee and is a regular contributor to the CAI newsletter.

Roger is known for bringing a light touch to serious situations and will be discussing options available to HOA's when they need to respond to a dangerous or threatening resident: registered sex offenders, a mentally ill neighbor, resident with a criminal record, etc. While these situations rarely have cut and dried answers, join us to become more familiar with how these situations might be dealt with humanely, legally and with the health of the community at heart.

Leadership: How to identify it, utilize it and develop it in others. Communities Associations are about the team. The Board of Directors, Vendors , Committees and Managers all ideally work together and need leadership to work effectively. This is an opportunity to work with a professional trainer to understand some of the nuance, importance and characteristics of strong leadership, as well as the consequences of the absence of effective leadership.
