We received only 3 notices in the last month.
We missed a neighborhood meeting on re-zoning plan for parcels around the north-east corner of Highway 54 and Barbee Road, including the closed nursery / greenhouses east of the intersection. The letter doesn't say what they plan to re-zone to.
We also missed a neighborhood meeting on re-zoning of 14 acres along NC 70, near the Wake County line, to allow mini-storage and give access to NC 70 from the northern part of the property.
On August 4, City Council will hear 2919 Fayetteville (near Fayetteville Street Elementary School) -- OI to CN (back from April 8th)
Regards, pat

Really short list this month but one is something neighborhoods in South Durham need to be watching.
We missed a neighborhood meeting about plans to build an "apartment community" on Highway 54 at 751. It would be further along NC 54 west of the drug store on the SW corner of the intersection. Traffic is already bad at this corner with the Jordan High School traffic (not sure other times of the day). This will probably be coming to Planning Commission and City Council.
There were 2 Board of Adjustment items that were covered elsewhere -- Peter Katz reported on the Liberty Warehouse requests (see June minutes) and I sent out an alert about the gas station sign on Martin Luther King Blvd. by the Kroger/WalMart.
City Council dealt with a request for a major change in site plans for a development across Fayetteville Road from Huntington Ridge on June 16th.

These are the new notices that I picked up last night. For continuity, the e-mail on April notices is attached below. Again, some of these have passed, but some will probably come back to again.
At June 10th Planning Commission meeting:Harmony Road II Revisions -- Around S. Roxboro / Fayetteville / Juliette, change in details of PDR 2.710. There is a 6-page list of property owners because the area was already subdivided into single-family lots.2919 Fayetteville (near Fayetteville Street Elementary School) -- OI to CN (back from April 8th)
May 28th Neighborhood meeting on proposal to build single family houses on about 25 acres, somewhere near Fairfield (the letter is miserably written as it gives 4 property parcel numbers and says it is Herndon Partners but after 10 minutes of trying to use figure out exactly where it is, I gave up).
At May 27th Board of Adjustment meeting:Allow German Garcia-Fresco to operate "outdoor recreation facility in a residential district," on 7460 Wake Forest Highway. A second notice says that it is a paintball facility.Allow Stacey Poston to construct a single family structure on non-comforming (too narrow) lot on Exum Street.Allow Newhope Church to expand place of worship in residential district, on Fayetteville, across from Chancellor's Ridge. The other issue would be protecting wetlands behind the churchAllow Croasdaile Village to have a fence higher than 4 feet high on street frontage.
Surprisingly we didn't get a notice of the BOA case that came up last night.
At May 19th City Council Meeting:The Corners at Brier Creek -- Change from county and various Raleigh zoning designations to city of Durham.

If you are trying to figure out what is going on in your area, the Planning Department has a couple resources in addition to getting the notices:The development tracker shows a map with everything going on. You can put your cursor over a "dot on the map" to get some details. http://gisweb.durhamnc.gov/durhammaps/developmenttracker/index.htmlCurrent submittals are at: http://durhamnc.gov/ich/cb/ccpd/Pages/Current%20Submittals/Current-Submittals.aspx
These are the new notices that I picked up last night. For continuity, the e-mail on March notices is attached below. Again, some of these have passed, but Planning Commission ones will probably come back to a governing body in May.
At May 5th City Council meeting:UDI Farm -- Between Industry and East Cornwallis, west of Fayetteville, 2.6 acres, from office/institutional to suburban residential (zoning and comprehensive plan change)
At April 22nd Board of Adjustment:A solar farm on Red Mill Road in a Rural Residential zoneRequest to reduce parking by 20% at a mixed-use property on Leonardo Drive, off Renaissance Parkway near 751
At April 8th Planning Commission:2919 Fayetteville near the Fayetteville Elementary School, from office to mid-scale commercial

Neighborhood meeting on April 10: Continuing meeting on Leigh Farm (which came up at the INC meeting last night). It is 336 acres, 96 parcels (it's gotten larger), near a proposed transit stop between NC-54, Farrington Road and the creek-bottoms.

These are the new notices that I picked up last night. For continuity, the e-mail on February notices is attached below. Again, some of these have passed, but Planning Commission ones will probably come back to a governing body in April.
At Planning Commission on March 11 UDI Farm -- Between Industry and East Cornwallis, west of Fayetteville, from office/institutional to suburban residentialCircle K -- at intersection of Fayetteville and Cook, from neighborhood commercial to strip mall commercial (CG), with a development plan
At Board of County Commissioners on March 24Comprehensive Plan Map amendment for changes within the Village of Rougemont, making the commercial area more of a downtown than a strip alone Red Mountain Road (this seems like progress to me)
At Board of Adjustment on March 25, there was a request for a minor use permit to expand a non-conforming structure in Watts Hillandale (the side yard is 0.9 feet too narrow)
At City Council on April 7, Chapel Creek, going from medium density residential to mixed use, and from county to city, as part of proposed transit corridor, near NC54 and I40.
Neighborhood meeting on April 2, at the Ivy Community Center, on proposed commercial use on the SW corner of Fayetteville and Martin Luther King Parkway. This will require a change to the comprehensive use plan and a re-zoning.
The mail also included a summary of the Neighborhood meeting, Feb 20th, on a big chunk of land near Brier Creek, on Andrews Chapel Road and Del Webb Arbor Drive, just south of Leesville. It would add 500 units, a combination of townhomes and single family, $200-$400K (similar quality to Brier Creek), getting city water and sewer, needing 4-5 lanes on Brier Creek Parkway, and mentioning a Harris Teeter on Alexander across from Wake Med.

These meetings and hearings to discuss development items are mostly passed, but I am including all the notices I finally got around to picking up, to let you know what activity is going. Items are arranged by when meetings occur, from last to first
At Durham City Council, March 11UDI proposal to change the Comprehensive Plan Map for 2.6 acres on E. Cornwallis, near Villages of Cornwallis, from Office to Low Density Residential. Since at least of the property is along a creek and is marked "green space," this makes sense to me.
At Durham City Council, March 3 (these were both Planning Commission items in the last e-mail I sent out on developments)Fifty-Four Plaza -- Rezone from CN to CG with development plan, Miami Blvd. near Wake/Durham lineBeth Page Village revisions, Page and Chin Page Road
At Board of Adjustment, February 25Just Right Academy (60 students, mostly special needs?), to operate in residential zone, on Erwin Road Triangle Baptist Church, to construct a church in residential zone, just south of Falconbridge (they had been moved into the city, maybe to get water, at the Feb.17th meeting of City Council)Request to reduce parking by more than 20% on OI property, 4007 North Roxboro, near hospital
Neighborhood meeting, Feb 20th, they don't say what they want to re-zone too, but it is a big chunk of land near Briar Creek, on Andrews Chapel Road and Del Webb Arbor Drive, just south of Leesville.
Neighborhood meeting, Feb 12th, 3 acres at corner of Hebron and Danube, re-zoning to OI (which would permit small day care or medical office, they say, but actually a lot of other things they don't say).
Planning Commission, February 11Comprehensive Plan Map amendment for changes within the Village of Rougemont, making the commercial area more of a downtown than a strip alone Red Mountain Road (this seems like progress to me)Akai Creek Phase II, denser residential, moved into the city, two separate parcels in a development that was already a mix of lower and higher residential, of Scott King Road, near Herndon Chapel Creek, going from medium density residential to mixed use, and from county to city, as part of proposed transit corridor, near NC54 and I40.
