A slimmed-down extension of the moratorium has since been extended through October 3, allowing more time for the slow trickle of federal and state rental assistance dollars to reach tenants. While this extension is welcome, it remains uncertain whether the federal government will take additional action when the moratorium does expire.</span></span><br>

This is low compared to pre-COVID rates, but nonetheless still troubling given that every eviction significantly destabilizes families and sends shock waves through whole communities.<br>

As usual, the same few landlords were overrepresented in July’s data, with landlords at multifamily apartment complexes topping the list. Dasmen Residential of New Jersey and Ginkgo Residential of Charlotte each filed 10 summary ejectments, continuing their patterns of mass eviction throughout the pandemic. Palms LLC, the Virginia-based company that owns The Mews Apartments and Townhomes, totaled 8 summary ejectments at that complex alone. <br>
<br>
Continuing trends from June, the Bergman family real estate companies filed 7 summary ejectments across 6 different properties. Though this eviction number is low, the potential impact to tenants is substantial given the Bergmans’ outsized ownership of the low-cost housing options available in Durham. The family owns a large property portfolio that spans hundreds of housing units, many of which are located in Lakewood and Trinity Park. Registered Bergman businesses include Station 7 Property Management, Southern Repair Service Incorporated, Edgewood Properties, Red Fox, and several shell LLCs. </span></span><br>

Crossings @ 501, the complex formerly known as The Garrett, sold in June 2021 for $52,150,000, nearly three times the property’s<a href="https://dataworks-nc.us18.list-manage.com/track/click?u=9b69fbf4536829ebc21196618&id=d569726f8e&e=8f28c09ece" style="font-weight:normal;text-decoration:underline;font-family:"open sans","helvetica neue",helvetica,arial,sans-serif;color:rgb(0,124,137)" target="_blank"> estimated value</a>. The complex is now owned by Friedlam Partners, a privately held real estate investment company based in New Jersey.*<br>

In many ways, this case is representative of the general trend of extractive land ownership in Durham. More and more, we see speculators from other states buying homes in order to net a quick profit from the area’s “hot” real estate market. After properties change hands, eviction rates typically accelerate as companies seek to maximize profit by removing tenants who are behind on rent, remodeling, or raising the rent.<br>
<br>
While corporations with little investment in our community make big gains, Durham residents continue to face unmanageable rents, absentee landlords, and accelerated displacement. This leads us to ask, what would it look like if our housing system responded to our community’s needs rather than those of investors? Achieving a different housing model is not only imperative. We believe that with collective desire and creativity, transformative change is definitely attainable.</span></span></p>
