Thanks for posting this message to the listserve.

There are some new regulations that will affect HOA (Home Owners 
Associations) January 1st.

And you are correct,  Neighborhood Associations (like Forest Hills, Watts 
Hospital, Trinity or Duke Park, or Old North/West Durham ) are NOT affected 
by these rule and regulation changes to the Planned Community Act of 1999. 
They deal only with Planned Communities and in some cases Condominium units.

If you are reading this and you live in a 'development' that was created by 
a developer that has by-laws, covenants, a governing homeowners association 
and/or board with or without a property management company you may be 
affected by these changes and ought to be aware of some of these changes to 
our NC statues.

Some of them directly affect your home and the common areas within your 
development community.

HOA-NC www.hoa-nc.comis one source of information.

CAI-NC www.cai-nc.org is another.

Before you decide which organization to spend your money going to a seminar 
for,  I encourage you to learn about each of them by visiting their 
websites.

But I strongly encourage you to learn about these changes.

If you are a Realtor, a real estate representative, a developer, homebuilder 
or in the property management business it might also benefit you from 
learning more.

is at least one resident who will appear at your board meeting to
challenge the association's compliance with the new homeowner association
laws. Is your board prepared?

Was your association created before or after Jan 1, 1999? Do the new laws
