No need to apologize; you are simply concerned about your community. I
understand that.

A few things to bear in mind, though. Planning staff places the signs
based on ordinance requirements and we are required by State law to file
affidavits of posting. Posted signs have been removed in the past,
however, so the fact that you do not see one could possibly mean it was
removed; I lack the budgetary resources to continue to replace signs if
they are removed.

You should also consider that mass grading can be the more
environmentally friendly way to develop sites that will require
extensive preparation. Mass grading permits the work to be done quickly
and the site stabilized to minimize erosion issues. Other types of
grading prolong the development process and delay stabilization of the
site. 

You also need to consider the trade-off between lot size and open space.
Larger lots typically result in less open space and can also mean
greater intrusion into environmentally sensitive features. 

There are no easy answers to any of these issues. They are a series of
trade-offs that have to be evaluated.

Dear Mr. Duke,
I really appreciate all that you and the planning
department do for us Durham citizens and, in no way,
meant to imply that you were negligent. I have not
seen the signs on 751, and I realize that for many
important reasons, they cannot be put in the right of
way, which may be why I can't readily see them
(especially since this is a wooded area).

I am sorry to have caused any offense. My south Durham
neighbors and I are a bit panic-ed about this new
rezoning, what with the proposition of mass-grading
and 0.17 lots -- a higher density than adjacent
neighborhoods -- not to mention the existing
environmental problems with current developments in
our area. So I apologize if my urgency/passion was
mistaken for criticism or insult.

I admit that, in my email, the use of the term "poor"
with regard to the placement of the signs was a poor
word choice. Again, I apologize.

Thank you again for all you do to keep Durham the
unique and beautiful place that it is.
