The re-zoning case Z0800012A Duke Lemur Center Initial will come before
the Durham City Council on Monday, June 2, 7 pm in the City Council
Chambers, 101 City Hall Plaza. The re-zoning request is to change the
zoning of a 282.774 acre parcel bounded by 751, 15-501, Cornwallis Rd and
Erwin Rd.from RS-20 and RR :Residential Suburban and Residential Rural
(County jurisdiction) to UC: University and College (City Jurisdiction).

The Durham Planning Commission voted on April 8, 2008 against a
recommendation of approval for this re-zoning and approved a motion to
recommend that the current zoning of RS-20 and RR extend to this parcel as
it becomes part of the  City jurisdiction (the land is in the process of
annexation into the City of Durham).

Planning Commission members and a neighbor adjoining the property
expressed concerns because  there is no development plan that is a part of
this re-zoning. (The applicant for the re-zoning is the City of Durham and
only the property owner can submit a development plan with a re-zoning),
Therefore, for example,  any concerns of adjacent landowners about the
impact of potential uses or development on this site can not be addressed
through committed elements. Without a development plan there is also no
way to fully assess the potential impact of the re-zoning in terms of
water usage, transportation, schools, the environment, etc. If the
re-zoning is approved, unlike the Central Campus re-zoning, Duke
University will not have to submit a development plan in the future,

You can contact the Durham City Council about this re-zoning at
council at ci.durham.nc.us or come to the June 2, 7pm meeting. Citizens are
welcome to sign up to speak at the public hearing.
