It's been 50 years since Jane Jacobs wrote about how vital places have mixed uses, and I know that planners have been talking about the need for mixed use as long as I have been paying attention to the subject. And in that time, we have certainly gotten a lot of cr*p that developers have decided to label "mixed use." So this is a noble attempt to do better.
The kick-off workshop had us come up with some ideas about what would be in mixed use, and then collected them under the headings in the matrix below. My personal observations:1) At my table, the only places folks could come up with as having working mixed use are around downtown, or at least on the "Bull City Connector Corridor."2) I think this reflects the fact that you don't plan mixed use, you plan for a place where it can evolve on you.3) Maybe we should think about a "Bull City Connector Corridor."4) I'm not sure that we aren't trying to "square a circle" to try to figure out an auto-dependent mixed use. Based on the models for the NC 54 corridor, once you get a large enough density to support transit, you have so many people wanting their cars there that the parking puts big holes in the usable space and adjacent neighborhoods rebel against the traffic coming thru them.5) Check out the comments on wikipedia: http://en.wikipedia.org/wiki/Mixed-use_development

Group: Thank you all again for taking part in the Mixed Use Visioning Workshop Tuesday evening. Attached (and below if you are unable to access the attachment) are the results of your efforts. It was wonderful to have such great discussion among you all representing a variety of backgrounds. The items in the green boxes represent the group consensus for the guiding principles for mixed use areas that staff will use as we move forward in the process. The white boxes represent the key ideas from each of the smaller table discussions. Our web page (http://www.durhamnc.gov/departments/planning/mixed_use_update.cfm) will be updated within the next week (or shortly thereafter) with these results. I will email this group again at that time. As always please feel free to contact me with any feedback.
