Please be advised of the upcoming proposed changes to the text of the Durham Unified Development Ordinance (UDO):  Text Amendment TC1000005 proposes revisions relating to the Ninth Street Compact Neighborhood Tier zoning and associated subjects to the following sections of the Unified Development Ordinance: Sec. 1.10, Transitional Provisions; Sec. 2.7, Design District Review Team, Sec. 3.11, Common Signage Plan, new Sec. 3.25, Design Special Use Permit; Sec. 4.1, General, Sec. 4.5, Design District Intent Statements; Sec. 5.1, Use Table, Sec. 5.2, Use Categories, Sec. 5.3, Limited Use Standards, Sec. 5.4, Accessory Uses and Structures; Sec. 6.9, Nonresidential Development in Residential Districts, Sec. 6.10, Nonresidential District Development Intensity, Sec. 6.12, Design Districts, Sec. 6.13, Measurement and Computation; Sec. 7.1, Housing Types, Sec. 7.3, Design Standards, Sec. 7.6, Utility and Trash Handling; Sec. 9.4, Project Boundary Buffers, Sec. 9.6, Street Trees, Sec. 9.8, Vehicular Use Area Landscaping, Sec. 9.9, Fences and Walls; Sec. 10.3, Required Parking, Sec. 10.4, Design Standards, Sec. 10.6, Vehicle Stacking Areas, Sec. 10.7, Loading Areas; Sec. 11.8, Elements of a Common Signage Plan; Sec. 13.4, Block Standards, Sec. 13.6, Street Connectivity Requirements; Sec. 14.4, Nonconforming Improvements and Structures; Sec. 16.2, Abbreviations, and Sec. 16.3, Defined Terms. The proposed revisions would 1) create design district standards for the new Compact Design District in the Compact Neighborhood Tier; 2) implement adopted strategies from the Ninth Street Plan; 3) apply many of the Downtown Design District provisions for parking, landscaping, buffering, trash handling, etc. to all design districts (including the new Compact Design District); and 4) make miscellaneous technical changes. The Durham County Board of County Commissioners’ adoption of this text amendment will ensure continued unification of the City and County ordinance although the regulations proposed will not affect properties outside the City jurisdiction.   The Durham County Board of County Commissioners will hold a public hearing on TC1000005 on Monday, March 12, 2012 at 7 p.m. in the County Commissioners’ Chambers at 200 East Main Street, Second Floor.
