Hi Ken,

 

With respect, the NC Republican Administration's claim that it is making
homes "more affordable" by limiting local building code inspections
departments in their inspections is specious.  The intent seems to be to
allow homebuilders to build more cheaply and claim that local building
inspectors are exceeding the legal mandate to inspect homes - and making
homeowners pay for major repairs later.   

 

Goodness knows that NC County Building Inspectors are stretched thin as it
is.  Our personal experience in building a new home in Orange County in
2004-2005, showed George and me that the Orange County Building Inspections
Department was not able to protect us from a major Building Code violation
which resulted in structural damage and our having to repair and re-clad our
6-year old home at a cost of over $100K in 2011.

 

County Building Inspectors need to be given support and wide latitude in
enforcing the Building Codes, not limitations, in order to do more to
protect homeowners.

I followed the link provided. Article says changes in law to prevent "local
building code departments from requiring any inspections not authorized
under the state building code.' This does not strike me as particularly
dangerous for consumers. Building code is rather extensive. Before
commenting further, I would want additional information. What sort of
things, outside of what is authorize already by building code, do some
municipalities try to inspect now?

Homeowners in North Carolina are already at risk by virtue of a draconian
statute of repose in North Carolina which limits legal action - even on
major structural deficiencies  - to 6 years from the date of the certificate
of occupancy, regardless of when they are discovered.



The real beneficiaries of less protection for homeowners are the insurance
companies who insure homebuilders.



North Carolina homeowners deserve better.

I find the change in the law on New Home inspections to be a terrible thing.
I've been a licensed real estate agent for 27 years, and the length of the
"punch" list during that timehas decreased from pages and pages to just a
few items.  There is a huge incentive to get things right the first time,
which is so much better for consumers.  Of course we will continue to have
private inspections done as well, and I just see this new law as making the
home buying process a more frustrating and difficult experience for all
concerned.

I agree with you, Sally. It is an absolutely bald-faced strategy to make
life easier for business at the expense of consumer safety and protection.
How much "wasteful" regulation will be allowed? Well, what is wasteful
quite frankly is in the eye of the person whose time or money is spent. It
is absolutely clear that the Governor is not on the side of the public
interest and has rapidly gone about making NC business friendly at the
expense of the People.

Sure wish there was better investigative reporting going on in our state.
It's almost impossible for me to believe that there are not favors and
money changing hands when things like this happen.
