This is the monthly collection of notices INC has received.
At the June 10th Planning Board meeting:
* North Roxboro Retail (rescheduled from May, now) -- Residential to mid-sized commercial, on Roxboro just south of Old Farm Road, looks like currently open space? Also requires a plan change.
At the June 6th City Council meeting: The whole collection of compact design districts around proposed transit stops. There has been significant amount of discussion at INC meetings, criticizing the idea of setting the boundaries and dealing with design details later. An alternative would be to designate future expansion areas (with triggers for adding them) and, if you can't say where the less-dense transition area is not, make it all less dense transition and re-zone the denser core later when the detailed design is finished.
Neighborhood meeting called by developers:
* Hope Valley Road -- small commercial to mid-sized commercial at the corner of Hope Valley and Garrett (across Garrett from the drug store) -- this is already a very messy corner at the beginning and end of school day at Jordan High School) -- June 13th at Hope Valley Baptist
* Northern Durham Parkway discussion -- the Brightleaf (nice appropriation of name) Homeowners in northern Durham County wants to get the endow the Northern Durham Parkway out of their nice development. Meeting was May 24th.
The May 24th Board of Adjustment heard:
* Minor use permit to reduce parking at the big commercial development opposite the road to the auto dealerships on NC751 at I40. Probably a good idea considering wetlands leading to Jordan Lake near there.
* A variance on required street yard set back at 605 Mallard.
* A minor special use permit for an educational facility in a residential area, at 2722 and 2742 East Main.
* A request for a fence taller than 4 ft. in height in the street yard, at 2311 Englert Drive.

Is it just random variation, or are there suddenly more plan change being proposed?
At the May 10th Planning Commission meeting:
* Shannon Road Retail -- Plan change and re-zoning, extending the commercial further down Shannon from University into the band of apartment buildings
* North Roxboro Retail (rescheduled from April) -- Residential to mid-sized commercial, on Roxboro just south of Old Farm Road, looks like currently open space? Also requires a plan change.
* Murphy USA -- Change of development plan around a gas station at the Walmart at Glenn School Road and Geer
* Hope Valley Road -- small commercial to mid-sized commercial at the corner of Hope Valley and Garrett (across Garrett from the drug store) -- this is already a very messy corner at the beginning and end of school day at Jordan High School)
* NC 55 -- small commercial to mid-sized commercial of small parcel at the NE corner of Cornwallis and NC 55
Heard at the April 12th Planning Commission meeting:
* Witherspoon Rose -- plan change and re-zoning from office to residential rural (to preserve the current use as a very nice nursery)
* TW/55 -- plan change (from industrial and medium residential to medium/high multifamily ) and re-zoning (from commercial and rural residential to multifamily with development plan), at NE corner of Highway 55 and TW Alexander
April 26th Board of Adjustment:
* A variance to street frontage requirements and a minor special use permit for a place of worship in a residential district at 1524 Bacon Street
Other meetings:
* As mentioned at INC yesterday, the Historic Preservation Board had a hearing on the Golden Belt Plan
* Neighborhood meeting on a change of plan / zoning, from low/medium residential to planned residential, Danube Lane opposite the end of Ben Franklin. The meeting is at Duke's Chapel United Methodist Church, 6:30 on April 29th.
* Neighborhood meeting on re-zoning and plan change to allow at townhouse development at 6509 Garrett Road (old house and undeveloped land between Garrett and Malvern a little north of Jordan High School). The established neighborhood behind it could probably learn a lot from the Colony Park experience.

At the very busy City Council meeting on April 4th:
* Cornwallis Road development next to Colony Park (please come help them)
* Hope Valley Business Park (extending the Harris Teeter shopping center at NC 54 and NC 751 south), from a mix of office and commercial to all commercial, includes change in comprehensive plan
* 3708 Danube Lane -- from county to city, sort of filling in a ragged boundary?
* Westpoint at 751 Revisions -- revising development plan for the Aldi / Bonefish Grill shopping center
* Rose Walk Club Blvd. (between N. Duke and Ruffin) from residential to Planned Development
The March 8th Planning Commission meeting will cover the boundaries for the South Square / MLK compact area around that transit stop.
Other meetings:
* April 5th hearing by the Historic Preservation Committee on Golden Belt Local Historic District
* March 31st meeting by the Planning Department on the East End Land Use Analysis (what happens as East End Connector goes in)
* Neighborhood meeting about a proposed Duke Medical Center office complex at Picket and Academy, March 24th
* Neighborhood meeting about proposed townhome community by Eden Homes at 1201 Ellis Road, March 17th
The March 22nd Board of Adjustment meeting considered:
* A minor special use permit for a road crossing of a regulated floodway off Davis Drive between Cornwallis and I-40
* A minor special use permit to extend a school's athletic field into residential area at Ellis Rd and S. Miami
We had a notice about the March 21st Council hearing on Straw Valley, but not the Farrington Road re-zoning.

The March 8th Planning Commission meeting includes hearings on the various compact tiers around proposed transit stations (Alston Avenue, Erwin Road, South Square,Patterson Place, Leigh Village). As discussed at the delegate meeting, some folks feel it is a little perilous to define a boundary with a clue of what goes inside the boundary, and especially what the transition across the boundary might be.
We received notices of 2 neighborhood meetings about proposed developments:
* Feb 25th about 8 acres from RR(D) to mixed use, where Witherspoon Roses is now.
* February 23rd at the corner of James St. and 15-501 (this came up at the delegate meeting, but the developer's name, Florida Oranges Land Co, was not mentioned. Guess they are hoping for rapid global warming?)
Wend to February 9th Planning Commission:
* Hope Valley Business Park (extending the Harris Teeter shopping center at NC 54 and NC 751 south), from a mix of office and commercial to all commercial
* Westpoint at 751 Revisions -- revising development plan for the Aldi / Bonefish Grill shopping center
We also had notices from cases that went to City Council in February. I haven't followed the results.
* 5515-17 NC55 Highway -- Commercial to Industrial, west side of NC55, south of Sedgwick
* 4062 Stirrup Creek (corner with Alexander) -- taking out the office and making all industrial park
* Corner of NC54 and Farrington, a big mixed use that will max out all the road capacity in that area
* 1650 TW Alexander, corner with Miami -- also taking out the shopping and office and making all light industrial
* Don's neighbors on Corwallis Drive
