This is the monthly collection of notices INC has received.
A new wireless tower on S. Alston, just north of I40 and south of Carpenter- Fletcher
For the July 12th Planning Commission:
* Southpoint Trails II -- West side of NC751, just north of Stage Coach, re-arranging a planned residential development for more density, requiring a change of the future land use map for the more density
* Towns at Southpoint ("Southpoint" is spreading so much you can't hardly call it a "point" -- becoming pointless? (-:) -- Barbee just north of the I40 overpass, Suburban residential to planned development. The developers have sent a letter to neighbors with commitments from their meetings with them.
* Copley Farm -- Four small parcels on Freeman Road near Valmet -- from suburban residential to rural residential to go with the big RR parcel behind it
* Ellis Road Townhomes -- Ellis Road near S. Miami, east of railroad -- suburban residential to planned development, requiring a change of the future land use map for the more density
* Ellis Road Commercial -- Northeast corner of S.Ellis and Durham Freeway, from a mix of residential, industrial and commercial to commercial, requiring a change in the future land use map (we would lose a little industrial, which at one point we were worried about having enough)
* Bethpage Village IV -- North of Chin Page, west of page -- Change of future land use plan from industrial to low/medium (4-8 units / acre) residential
Notices of neighborhood meetings
* June 9th -- Stallings Oil wants a different kind of commercial, one that allows more uses, NC55 and E. Cornwallis (new gas station?)
* June 2nd -- Another Ellis Road townhomes, I think just west of the ones going to Planning Commission next month
* June 27th -- Fendol Farms and 2 parcels that would triple the size (basically the whole piece within Leesville, Olive Branch, and Doc Nichols -- to an age-restricted community of up to 1200 units on 390 acres. It has a Jordan/Falls Overlay and that isn't mentioned in what they are re-zoning to. I'm not sure whether this reflects what the NC General Assembly was trying to do in gutting our water quality overlay rules.
* June 20th -- A Family Dollar at 318 Old Oxford Rd
* June 9th -- 4050 Patriot Drive -- change of tier from compact (around future transit stop, if we get rail to Raleigh?) to suburban. It would stay light industrial
* June 9th -- 831 Slater -- annexation and re-zoning to light industrial
At the June 28th Board of Adjustment
* Variance in street yard setback at 2302 Gate Hill Road
* Minor special use to expand a place of worship in a residential area, at 2819 Chapel Hill Road at Corwallis
At the June 20th City Council Meeting:
* TW/55 -- plan change (from industrial and medium residential to medium/high multifamily ) and re-zoning (from commercial and rural residential to multifamily with development plan), at NE corner of Highway 55 and TW Alexander
* Estates at Fendol Farms -- west side of Doc Nichols Rd, annexed to city? (anyhow, going from residential rural county to same city)
* Witherspoon Garrett -- on Garret, north of Old Chapel Hill Rd., about 1/2 way to 15-501-- downzone office to residential rural. Needs a change in the future land use plan
* Crescent / Farrington -- looks like moving the road into the city
* Herndon Rd at Massey Chapel -- looks like moving a little triangle of land into the city
At the June 14th Planning Commission (these will be coming to governing bodies at some point)
* Bernini Drive (Pulte) -- North of 185/Durham Freeway junction) suburban residential to a planned development
* Farrington Place at Southpoint -- Farrington between NC54 and Stagecoach, from rural residential to suburban residential with a development plan
* North Roxboro Retail (rescheduled from May, now) -- Residential to mid-sized commercial, on Roxboro just south of Old Farm Road, looks like currently open space?
* Moe's Tavern -- North Roxboro and Bill Poole Road, residential suburban to small-scale commercial
* Golden Belt Historic District
* East End Land Use Analysis -- a bunch of small parcels around the east end connector project
